Signs it
needs sorting.

If any of these are happening, don't sit on it. Small plumbing problems get expensive quickly.

  • Repeat call-outs for the same recurring fault
  • Tenants escalating jobs because nobody turned up
  • No clear paperwork or photos to justify the invoice
  • Common-area drains and grease traps overflowing
  • Ageing building pipework that needs a proper plan
  • Arguments about whether a leak is the lot owner's or the owners corporation's to fix
  • Ageing hot water, backflow or grease trap equipment with no maintenance schedule

Lot owner or owners corporation?

Under NSW strata law, the owners corporation maintains and repairs common property, and NSW Fair Trading lists plumbing in boundary walls and under floors among those items. Lot owners are generally responsible for fixtures such as baths, toilets, sinks and showers, and for pipes that only serve their lot.

The scheme's by-laws and any common property memorandum can shift that line, and burst pipes, damp and leaking showers are the usual grey areas. Check your by-laws first, and Fair Trading offers free mediation if there's a dispute. We attend either way, and our report records where the fault was, so the right party gets the bill.

What property managers need from a plumber

The things that make a managing agent's week easier:

  • One number and a real answer on timing, with the job logged.
  • Photos, findings and recommendations in a form that goes straight to the committee.
  • Quotes with a clear scope for committee approval.
  • Invoices matched to the job and to common property or lot, with no surprises.
  • Tenant liaison and access coordinated, so the job doesn't come back to you.

Preventative maintenance that avoids emergencies

Most big strata plumbing bills start as small ignored problems. A maintenance schedule picks them up early. Typical items are drain jetting and camera checks on common lines, hot water system servicing, and backflow prevention device testing, with grease trap and trade waste servicing for commercial tenants. Which devices need testing depends on the site, so ask us and we'll check what applies to yours.

Shops, cafes and offices

For commercial sites we schedule disruptive work outside trading hours where we can, and keep emergency plumbing on call for the rest. We handle fit-out plumbing, amenity upgrades and compliance work, and the blocked drains and hot water jobs that keep a business running. For rates, see what a plumber costs in Western Sydney.

What strata and commercial plumbing typically costs

Strata and commercial jobs are usually quoted by scope, so a committee or manager can approve them. As a guide, licensed plumbers in NSW typically charge $90 to $180 an hour on weekdays, with most Western Sydney tradies around $110 to $150, and specialist work such as gas, backflow and relining often $140 to $220 an hour. A call-out fee is typically $50 to $120.

Planned maintenance usually costs less than the emergency work it prevents. These are typical ranges from our own cost guides, not quotes. Access, the age of the pipework and the time of day all move the price, so we explain your options and the cost before any work starts. Straight answers

Questions
we get a lot.

Do you work with property managers?

Yes, regularly. We handle tenant liaison, access arrangements and reporting so the job doesn't land back on your desk.

Can you work outside business hours?

Yes. For shops, cafes and offices we schedule disruptive work outside trading hours wherever possible.

Are you insured for commercial sites?

Yes, fully licensed and insured, with documentation available before we attend.

Who's responsible for a plumbing problem in a strata building?

It depends on the pipe and your scheme's by-laws. Under NSW strata rules, the owners corporation generally looks after common property, which includes pipes in boundary walls and under floors, while lot owners look after fixtures like baths, toilets, sinks and showers, and pipes serving only their lot. The by-laws and any common property memorandum decide the grey areas, so check them first.

Do you give the committee a report after each job?

Yes. We document the cause, the work done and any recommendations, with photos, so the committee or strata manager can see what happened and decide what's next.

Can you handle after-hours emergencies for tenants?

Yes. We're on call 24/7, so a burst pipe or sewage overflow doesn't wait until Monday. We coordinate access with the managing agent or caretaker.

Do you do planned maintenance as well as call-outs?

Yes. Scheduled drain jetting, hot water servicing, backflow device testing and common-area inspections reduce emergencies and make budgeting predictable for the sinking fund.

What if the work needs committee approval?

We'll provide a clear written quote with scope and pricing for the committee to consider before major work goes ahead.
